EDINBURGH | APARTMENTS & LOFTS | 2019

The creation of apartment buildings from a former sanatorium complex is one of the first projects in which Layout17 was actively involved throughout the entire development process. This included everything from drafting the initial development vision to subsequent real estate development, including securing financing, marketing, property sales, and organizing post-sales service.

Layout17 developed the initial concept for the property's development. Based on this, Open AD, under the direction of Zane Tetere–Šulce, prepared the construction design, supplementing the development concept with wooden plank finishes characteristic of Jūrmala's historic summer houses. This is accented by the wooden details on the balustrades and a unique color motif.

The property's territory is also made special by its existing forest park, which was enhanced as part of the project with a network of paths, a recreation pavilion, a children's playground, and outdoor sports equipment. As a result of this development project, the abandoned sanatorium complex was transformed in just three years into the Edinburgh Apartments & Lofts. This now adds 65 apartments and 24 lofts to one of the most iconic parts of Jūrmala—Dzintari.
